2008 Northern California Life Sciences Real Estate Survey

This session will present the results of BayBio’s 2008 Real Estate Survey which will build upon three years of research. This survey will yield information on the cost of laboratory space throughout the Bay Area market; from its acquisition through lease or purchase, and the capital outlays needed to prepare it for operations. In addition, this survey will provide comprehensive information on how biotechnology companies rank their communities, sites and their existing facilities and how they project the industry’s future demand for space. This information will be correlated against company size and classification to provide specific data on individual market sectors.

A panel of experts, including a commercial real estate broker, architect, general contractor, equipment asset management company and life science company CEO, will take you on a chronological journey from selecting a location to planning and creating a high quality, functional space and cost-effectively outfitting it with fixtures and equipment. Each panelist brings over 20 years of industry experience. Attendees of this session will leave with insight and understanding of the process of selecting a facility, whether leasing/sublet, incubator or ground up construction and moving equipment and employees into the space. The panel will provide insight on selecting a real estate broker, architectural firm, general contractor and equipment options. Faster, Cheaper, Better, Greener: Using Integrated Project Delivery and Building Information Modeling to Achieve Outstanding Projects

Traditional construction wisdom holds that projects can be fast, cheap, or good--but never all three. And now sustainability adds a new project goal. Impossible? Perhaps not. Recent developments in collaborative project delivery techniques, such as integrated project delivery and collaborative virtualization technologies, including building information modeling, are allowing project teams to rewrite how projects are designed and implemented. Using parametric, computable representations of a facility, designers can optimize function within form and, in conjunction with tech-savvy contractors, can understand the financial implications of their decisions. Moreover, these building information modeling technologies provide a framework for collaborating throughout the project, and collaboration taps the combined experience and creativity of the entire project team. The theory and the practice of these developments will be discussed by an integrated team represented by a leading architect, contractor and the preeminent developer of building information modeling software and moderated by an attorney who has been instrumental in developing collaborative project delivery approaches using building information modeling.
