Cost Effective Design Solutions for Today’s Economy – A Common Sense Approach

In today’s economic climate, companies are more than ever faced with tightened budgets while still having to support the changing and growing infrastructure needs to support research, development and production. The current economic crisis presents an opportunity to examine current ‘standard’ practices, the reasoning behind many of these, and evaluate if they are standard out of pure repetition or if they actually hold some value today. The goal of this session is to discuss and propose strategies to reuse and adapt existing facilities for increased efficiency, quality and flexibility with maximum return on investment. Issues of facility selection, adaptive re-use, facility utilization, how to access additional space, how to facilitate staff expansion with no additional space, how to improve the quality of the space and consequent productivity with minimal investment will be discussed. Suggested strategies will include simple to implement solutions that will offer increased advantages. Session will include guidelines for evaluation of strategies and be supported by case study analysis.

Create Value by Renovating, and Making it Green

Few Northern California companies build from scratch. As startups mature, most move into existing facilities, renovating and adapting them for their needs. The decision to renovate and re-use existing facilities, rather than build new, has the advantage of lower construction costs, shorter construction schedules, and the ability to maintain existing adjacencies. As a result of these advantages, nearly 75 percent of all laboratory construction projects occur within existing operating facilities, underutilized facilities, or improvements within recently developed shells. However, these projects come with challenges that need to be considered. Unanticipated conditions arise, and building operations, systems and occupants can be disrupted. Also, these conditions often may seem to be in conflict with achieving excellence in energy performance and sustainable construction. Much can be gained by taking a fresh look, identifying inefficiencies, evaluating opportunities, and taking appropriate steps towards improvement within existing operations and facilities. This presentation will focus on strategies and tactics for “green” renovations (and operations) that also generate savings to the bottom line.

"Just-in-Time". . . a Project Delivery State of Mind

Whether your company is large or small the approach of ‘Just in Time’, as it relates to project delivery is ever present. Driving to higher efficiency in both project execution and daily operations the fundamental lessons learned in this session are applicable to all projects. Using Genentech’s state of the art Hillsboro Fill Finish production facility as the case study, attendees will learn the drivers and strategies for a super-fast track delivery process which resulted in a 21 month schedule from initial design to mechanical completion for a new 296,000 gsf fill and finish facility.

The presentation will review the drivers and corporate goals that established the delivery methodology; the design criteria along with the design solutions that supported the 'just in time' delivery approach and the lean approach to the facility plan to insure maximum return on the capital investment of the facility. Additionally it will illustrate how equipment selection and procurement strategy played a critical part in the delivery process.
